The “Essential” Home Inspection
Home inspections are essential when buying or selling your home and can be very helpful as a routine maintenance inspection for homeowners. Our Essential Home Inspection will help you identify any safety concerns, defects, or maintenance needs and provide you with valuable knowledge about your home. A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, its major systems, and components, such as structure, foundation, roof, interior, exterior, heating, cooling, ventilation, electrical, plumbing systems, and components.
I encourage my clients, especially first-time homebuyers, to meet me on-site whenever possible; this is an excellent opportunity to ask questions and summarize your home inspection. Once your home inspection is complete, I will prepare and deliver a detailed and reliable inspection report that will provide a comprehensive overview to help you to make confident and informed decisions when prioritizing repairs.

The mere presence of asbestos in your home is not hazardous when left undisturbed. Generally, material in good condition will not release asbestos fibers; however, disturbing it may create a health hazard where none existed before.
Mold Screening

When looking for an individual to evaluate your home for potential indoor mold growth, it is helpful to use someone not involved in the remediation process. That is what we offer, an unbiased visual mold screening without a conflict of interest.
pool and spa Inspection

The purpose of our pool inspection is to identify any visible defects and to ensure that your pool is safe to swim in. The hidden risk associated with swimming pools is that of electric shock. Before you consider jumping into your new pool, let us inspect it for you.
Radon Gas Measurement
$150
Radon is a colorless, odorless, and tasteless radioactive gas that occurs naturally in rocks and soil. Radon is the second leading cause of lung cancer after smoking. Repair Inspection
$200
Our repair or reinspection service is helpful after you’ve had your Essential Home Inspection, you’ve asked for repairs, and the seller agrees to make those repairs. Once the repairs are complete, we will return to the property and re-inspect the agreed upon repairs.
Partial Home Inspection
$200
Suppose you have a persistent problem with your home or would like to get an unbiased opinion of home improvements. In that case, our Partial Home Inspection evaluates a single item such as a Roof Inspection, Deck Inspection, Electrical Inspection, Plumbing Inspection, Structural Inspection, or Moisture Intrusion Evaluation.
Corrosive Drywall
$100
Our certified inspectors will perform a Standard Phase I inspection, a visual inspection checking and recording evidence of non-corrosion in air conditioning coils, electrical components, and refrigeration lines. Corrosive drywall in the U.S. was primarily imported from China from 2001 to 2007, most homes affected have been remediated.
Detached garage
$75
This service provides an inspection of a detached garage’s interior, exterior, roof, structure, foundation, and electrical components. Additional fees may apply if the detached garage also has a plumbing system or living space inside.
Home Inspection Sample Reports
Your detailed home inspection report will be emailed to you on the same day as your inspection. Your inspection report will provide a comprehensive inspection overview with photos which will help you to prioritize repairs and maintain your home moving forward.
